Who has developed the Village?
Palmview is the culmination of a long held dream of a number of local people to provide a first class resort style village in Mackay exclusively for the over 55’s. The developers come from a wide range of business backgrounds and have contributed their individual skills and local knowledge to the creation of a Village custom made for the Mackay climate and relaxed lifestyle.
Who is eligible to be a resident?
Residency is open to anyone, working or retired, who is over 55. Legal and financial criteria are clearly stated in the application for residency forms.
What type of accommodation is provided?
There are a range of architecturally designed homes to suit all budgets and personal preferences.
What is provided in the homes?
The homes are of a brick veneer construction. Full floor covering is provided. Homes also have private patios, fans, air conditioning and stylish décors. For more details, please ask for our complete Schedule of Finishes.
Am I able to custom modify my home?
You are able to choose from a number of different styles for your home when it is being built. Some aspects of your home may be altered to suit your individual preferences. For example, you may choose to include, auto roller doors, exterior blinds or aluminium lattice to enclose your patio. We also have a broad range of tile and carpet options to choose from. Such changes will alter the price of your home and need to be considered within your overall budget.
Who is responsible for maintenance?
You will normally be responsible for the maintenance of the interior of your home, including patios and decks. Exterior maintenance will be undertaken by the Palmview Maintenance Supervisor.
Who takes care of my home when I am away?
Palmview Village provides you with complete peace of mind when you are away from home. Security will be maintained, gardens and lawns kept tidy and exterior maintenance will be kept up to date.
Am I able to have visitors stay with me?
Day, overnight and short stay visitors are encouraged. Residents are asked to ensure that Management is aware of any visitors who may be staying overnight, in order to help maintain a high level of security.
How does the 99 year lease
arrangement function?
On payment of an Ingoing Fee, Palmview
Village residents will enter into a 99 year
lease. There are two different financial
options following the surrender or termination of the
lease. The resident chooses one of these options
when entering into the lease agreement.
The options are:
(1) Non Participating Lease
Residents will be refunded the initial purchase price
of their home, less an exit fee worked on a sliding scale over 8 years of between 6% & 16% of that initial purchase price. Less any capital depreciation and any
other amounts as detailed in the Public
Information Document upon the sale of their home.
(2) Participating Lease
Residents will receive the full capital gain (less an
exit fee) upon the sale of their home. The exit fee
will be calculated on a sliding scale over a period
of 8 years. This fee will not exceed a maximum of
32%.
Potential purchasers are advised to seek independent advice on the most suitable option for them to choose. All residents are required to maintain and present their homes in a marketable condition.
What costs, other than the initial lease purchase price, will I need to meet?
A schedule of fees and charges is freely
available. There is a monthly fee payable
by residents to cover general expenses and
services. This provides for:
• Rates and taxes
• Administration
• Garden and lawn maintenance of common areas
• Home and public liability insurance
• Maintenance for the exterior of your home
• Workers compensation
• 24 hour emergency call system
• Use of all village facilities for yourself and accompanied guests
• A contribution to a maintenance reserve fund for the provision of future maintenance of all Village infrastructure.
Am I able to rent out my home while I am
away for an extended period of time?
You may rent your property to another person who meets the Village’s Eligibility Criteria. Management must be informed and give consent in writing. All ongoing fees and charges must continue to be met in your absence.
Will I have my own garden?
Palmview Village provides extensive common gardens and lawns for your enjoyment. Each home also has a private garden.
What other expenses can I expect to incur?
You should allow additional money in your
budget for:
• Day to day living expenses
• Contents insurance
• Electricity (individual metered and charged)
• Telephone connection and usage
• Internal home maintenance
Am I able to bring my pet with me when I move to Palmview Village?
We recognise the importance of your pet in your life and encourage you to bring your house cats, house dogs and caged birds with you when possible. Management approval is required for all pets to ensure they are suited to the Village lifestyle.
How is Palmview Managed? Do I have a say in what happens?
The Village Manager is responsible for the
daily running of the Village. The Manager is
overseen by the Board of Directors.
We welcome your suggestions regarding recreational activities that are provided and also on any improvements that you believe can be made within the Village. Suggestions are assessed and implemented where financially appropriate and beneficial to the Village community.
